This is one of those W2 jobs where the client's expectations going in were low and the outcome was better than either of us anticipated.
The property was a Victorian terraced house on one of the streets between Gloucester Terrace and Westbourne Terrace — a long-term rental that had been through multiple tenancies over the years, with pine floorboards on the ground floor that showed it. The boards had old carpet adhesive across most of the surface, several sections of different-width replacement boards that had been put in at various points without much thought to matching, and in the back room, a patch of discolouration from a water leak that had since been fixed but never properly addressed at floor level.
Our surveyor was honest at the site visit: the floor could be restored, but the mismatched replacement boards and the staining would be visible to some extent even after sanding, unless we took two further steps — replacing the worst of the non-matching boards with reclaimed pine of the right width, and applying a dark walnut stain across the whole floor before lacquering. Staining doesn't hide repair work, but it does unify it — when a whole floor is the same tone, the eye reads it as a complete surface rather than picking out individual boards.
The client agreed. We replaced four boards in the back room with reclaimed Victorian pine matched in width, stripped the adhesive residue during the initial sanding passes, and worked the floor through progressive grits to a clean, even surface. The dark walnut stain was applied in two passes and allowed to fully dry before three coats of Bona Mega matt lacquer — chosen for its low sheen and good durability in a rental property context. The stain unified the original and replacement boards convincingly, and the finished floor looked like it had always been that colour rather than a restoration job.
The client called afterwards and said it was the best the house had looked in years. That's usually the point.
