Our floor sanding service in Chiswick is delivered by fully insured, experienced flooring technicians using only dustless sanding equipment, keeping your home clean and protected throughout. Whether your floors are solid hardwood, original pine floorboards, parquet blocks, or engineered timber, we restore them using premium sealants from Bona, Loba, Junckers and Osmo.
Chiswick has one of the most varied and high-quality housing stocks in West London — from the grand Edwardian detached houses of Bedford Park to the Georgian terraces along Chiswick Mall and the riverside conversions near Strand-on-the-Green. Properties like these typically contain original timber floors well worth restoring, and owners in W4 tend to have high expectations of both the quality of work and the finish. That's exactly the standard we work to. Get in touch with FlooringFirst in Chiswick and we'll help you get the best from your floors.
What services we offer in Chiswick, W4

Parquet floor restoration in Chiswick
Chiswick's older properties — particularly the Edwardian houses around Fauconberg Road and the streets of Bedford Park — frequently contain original herringbone parquet in hallways, reception rooms and studies. Our parquet restoration service covers the full process: refitting loose and lifted blocks, sourcing reclaimed matching blocks where needed, gap filling throughout, and finishing with your choice of lacquer or hardwax oil. We strongly recommend gap filling with all parquet work — it stabilises the floor, improves thermal insulation, and produces a noticeably cleaner result after sanding.
Floorboards sanding and repairs in Chiswick
The original pine floorboards found across Chiswick's Victorian and Edwardian housing are robust, characterful, and — with the right restoration — can look better than new. Where boards are damaged or missing, we replace them with reclaimed or seasoned pine planks matched as closely as possible in width, thickness and grain to the surrounding floor. The complete floor is then sanded progressively through finer grits and finished with a hard-wearing lacquer or hardwax oil. Our staining service is available for clients who want to update the tone of their boards — grey stains in particular have been popular in W4 in recent years, as in our solid oak project on the page.
Engineered floor renovation in Chiswick
Chiswick's newer builds and recent conversions — particularly the apartments along the Thames waterfront and around Chiswick Business Park — often have engineered wood floors that need refinishing rather than replacement. Because the sandable wear layer on engineered boards is typically only 3–4mm, our technicians always check the layer thickness and previous sanding history before any work begins. We then sand with the precision needed to get a clean, even surface and refinish with Bona, Loba or Osmo products — lacquer or hardwax oil depending on your floor and lifestyle.

Featured project — Solid oak floor sanding and grey staining in Chiswick, W4

This whole-house project covered 87 square metres of solid oak flooring across all rooms of a Chiswick property — one of the larger residential sanding jobs we complete in the area, and a good example of how dramatically a colour change can transform a floor without replacing a single board.
The oak was in well-maintained condition — no structural issues, no board replacement required — but the original lacquer finish had dulled significantly with age. Our team started by stripping the old finish back completely to bare wood using belt sanders, opening the grain of the oak, ready to take the new colour evenly.
The clients wanted a change in appearance and, after sampling several options directly on their sanded floor, chose a grey stain — a tone that works particularly well with oak's natural grain, giving a contemporary feel without masking the character of the wood. Once the stain was applied and had dried fully, we sealed the floor with three coats of Bona Traffic Natural — a commercial-grade, water-based lacquer that provides exceptional durability while preserving a near-natural sheen. The full project was completed in four days, including staining and lacquer cure time.
Frequently asked questions
How much does floor sanding cost in Chiswick? Floor sanding in Chiswick (W4) typically ranges from £25 to £45 per square metre, depending on floor condition, finish type, and any repair work required. Gap filling, staining and board replacement are quoted separately. We provide fully itemised quotes with no hidden costs.
How long does floor sanding take in Chiswick? Most residential sanding jobs in Chiswick take one to two days for a standard room. Staining adds drying time, and lacquer requires a light buff between coats. Larger whole-house projects like our Chiswick oak project typically take three to four days in total.
Do you offer free site visits in Chiswick? Yes — free, no-obligation site visits are available throughout Chiswick, Gunnersbury and Strand-on-the-Green. Your surveyor will assess the floor in person and provide a written quote, usually within 24 hours.
Can you match a grey or coloured stain to an existing floor in another room? Yes. We carry a wide range of stains and dyes and always apply samples directly on your sanded floor before committing to a colour. This is the only reliable way to choose a stain, as wood species, grain density and existing floor tone all affect the result. We never ask clients to choose from a colour chart alone.
Is sanding suitable for engineered floors in Chiswick apartments? In most cases yes, provided the floor hasn't been sanded before and the wear layer is sufficient — typically 3mm or more. We check this at the free survey stage. If the floor isn't sandable, we'll tell you honestly and suggest the best alternative.
What is the best finish for a busy family kitchen or open-plan living area in Chiswick? For high-footfall areas we recommend Bona Traffic HD or Junckers HP Commercial — both hard-wearing, commercial-grade lacquers that provide excellent long-term protection with low maintenance. For a more natural, matte appearance, Osmo Polyx hardwax oil is a strong alternative, though it requires periodic re-oiling. Our surveyor will advise based on your specific floor type and usage.

Local Project: Engineered Wood Flooring Sanding and Restoration in Chiswick, W4 in Chiswick — 1 January 2025
The engineered wood floor at this Chiswick property showed the typical signs of wear — surface scratches, dull patches and an uneven finish across the main walkways. Existing carpets were still in place over parts of the floor. The team assessed the timber condition, wear layer depth, gaps and existing finish before agreeing the full restoration and fitting approach with the client.

Local Project: Floor Sanding Of Solid Oak Flooring in Chiswick in Chiswick — 1 January 2017
This wood floor restoration job was nothing extraordinary for our team, a well-maintained hardwood flooring which appearance has become worn and distressed. The renovation project included the floors in the entire house, approx. 87 sqm of solid oak wood flooring. When we arrived, the furniture was moved and the area was clean and ready for work. As usual first, our team had to strip off the top layer from the old finish. This is an essential part of the restoration process because it smooths the surface and after sanding the pores of the wood are open so it’s going to soak the finish better.
Our clients also wanted some change in the appearance of their flooring. The way to do this was our staining service. After applying samples on the sanded surface their choice was a grey shade.
We always choose commercial grade lacquers for our projects because they guarantee better protection and durability, in this case, the preferred product was "Bona Natural Traffic". After applying 3 coats from this durable finish our job was done. The entire project was completed in 4 days, which is impressive for such a large area. Our clients were impressed by the results and so were we.
