Is the site visit free of charge?
Yes — our consultations are free and commitment-free. In some cases, we can offer a provisional quote without a visit if service details are clear.
Are my floors and my property covered by insurance during work?
Yes — we carry full public liability, treatment risk, and employers’ liability insurance to cover all work we perform.
What are your payment options?
We accept cash, bank transfers, and major debit/credit cards (excluding American Express). Domestic services are paid on the day of completion.
Is there a minimum job charge?
Yes — for smaller repairs up to two hours: £240 (inc. VAT); full-day repairs: £380; sanding and sealing: £460; installations vary from £300–£380 (all inc. VAT).
When can I book a service?
We are available Monday–Friday 07:30–17:30 and Saturday 08:00–16:00. Bookings can be made online, via phone, or through our contact form.
Does FlooringFirst operate in my area?
We service all areas of London, including Central, North, West, South-West, South-East, East, and North-West London.
Do I have to be at home during the work?
It is advisable to be present on the first and last day, or when decisions like stain colours are needed. Otherwise, arrangements can be made in advance.
What does your service guarantee cover?
We will rectify any issues related to our workmanship or materials, including replacement materials when needed. Exclusions apply (e.g. third-party damage, damp subfloors, severe wear). Sealant lifespans depend on foot traffic and the type of product.
What guarantee does your service offer?
Flooring First is obliged towards its Client to investigate and redo or rectify any issued raised by the Client in relation to wood floor restoration, hard floor restoration or wood floor installation services.
The Service Guarantee will cover replacement of any materials, including the actual flooring in the case of improper use of products or planning during wood floor installation.
The Company reserves the right to apply limitations on its Service Guarantee on wood floor restoration, not laid originally by the Company.
Exemptions & Limitation of our Service Guarantee:
- Damage by a third party service or faulty appliance causing a leak(s), high air humidity or increased subfloor damp level, which have appeared after the wood floor installation.
- Working on floor coverings, which are at the end of their usability term, including engineered wood floors with the significant wearing of its natural wood top layer.
- Gap filling with resin fillers during wood floor restoration of old floors.
FlooringFirst Services advises that guarantee of floor sealings is provided by the manufactures and may last differently depending on everyday use.
- Our one component sealings offer a lifespan of at least 3 years for bedrooms or areas with less traffic.
- Our one component sealings offer a lifespan of at least 1 years for hallways/landings or other areas with high traffic.
- Our two-component sealings offer a lifespan of at least 2 years for hallways/landings or other areas with high traffic.
Do you provide all necessary tools and equipment?
Yes — our teams bring all required tools and materials unless you have requested that we use supplies you have provided.
Do your prices include VAT?
Yes — all quoted and published prices include VAT unless stated otherwise.
What about parking or congestion charges?
Please provide free parking or a permit if needed. If parking is chargeable, it will be added to your invoice. We will cover congestion charges for work within the London congestion zone.
Can you work weekends or overnight, and is there an extra charge?
Yes, weekend work is available at no additional charge in most cases, subject to prior arrangement.
We can accomodate overnight projects and prices may vary depending of circulmstances.
Do you move furniture for me?
Although we can help you to move few items of furniture, we kindly request that all small and personal items be removed before our arrival, including all cables, electronic equipment and computers. Full furniture moving can be provided subject to agreed fee.
Is a deposit required?
If we’re supplying flooring materials for your project, these will be paid for upfront along with a small deposit to confirm your booking. The remaining balance for our services is settled upon completion of the work, with all previous payments deducted from the final total.
When can floors be walked on after finishing?
Drying times vary - typically, it is safe to walk on water-based varnish after 1–2 hours, with furniture re-entry after 12 hours.
Do you fit pre-purchased flooring?
Yes — we can install the floors you have supplied. However, we can not guarantee against defects caused by the product itself.
Do you work with insurance companies?
Yes — we carry out insurance-based work. A written quote approval and a clear payment method are required before booking.
Does your guarantee cover gap filling?
No — gap filling with resin filler in older floors is excluded, as long-term durability depends on floor condition, not material quality.
How long is my quote valid?
Quotations are valid for 60 days, subject to material availability and cost fluctuations during that time.
Can I cancel or reschedule my appointment?
Yes — if you notify us at least 48 hours in advance, there are no charges. Otherwise, a small fee is applied.
How long will the whole job take?
Residential sanding typically takes 1–2 days depending on room size. Larger or commercial properties require more planning for minimal disruption.
Can you sand engineered wood floors?
Yes — if the top layer is deep enough, we can safely sand and refinish engineered wood floors.
Is sanding a dusty job?
Not with our equipment — our dust-extraction systems capture up to 98% of dust, making the process clean and safe.
What finish options do you offer?
We provide durable lacquers (e.g., Bona Traffic HD), natural oils (e.g., Osmo Polyx Oil), and custom stains tailored to your preference and floor usage.
Do you fix squeaks or loose boards?
Yes — we address common flooring issues such as squeaks, loose boards, and minor repairs as part of the restoration process.
What maintenance does my new floor need?
Aftercare instructions vary by finish and foot traffic levels. We supply cleaning guidelines and recommend professional maintenance products for long-lasting results.
Can you change the colour of my wooden floors?
Yes — we offer professional staining services to make floors darker, lighter, or change the tone completely before sealing them.
Do you offer eco-friendly finishes?
Absolutely. We use low-VOC, water-based lacquers and natural oils that are safe for families, pets, and the environment.
Can you restore parquet floors?
Yes — our team specialises in parquet restoration, including sanding, gap filling, and refinishing with durable lacquers or oils.
Do you repair scratches and dents?
Minor scratches are removed during sanding. For deeper dents or broken boards, we provide repair or replacement solutions.
Will sanding make my floor thinner?
Very little wood is removed during sanding — usually less than 1mm per sanding cycle — so most floors can be restored multiple times.
How soon after sanding can I put rugs or furniture back?
Rugs should wait at least 7–10 days to allow the finish to cure. Furniture can usually be returned after 12–24 hours, depending on the finish used.
How much does floor sanding cost in London?

How long does the finish last?
With proper care, lacquer finishes can last 7–15 years, while oil finishes may require reapplication or maintenance coat of oil every 1–3 years depending of conditions and traffic.
Can you recommend products for ongoing care?
