FlooringFirst has been working in Mayfair since 2004. We've restored parquet floors in private residences on Mount Street, sanded and refinished the oak parquet at Vogue House, and worked on one of the more unusual jobs in our twenty-two years — a walnut herringbone ballroom floor with a full-size giraffe as a bystander. Mayfair keeps you on your toes. If you have a floor in W1 that needs attention, book a free site visit and we'll come and assess it properly.
Mayfair sets a particular standard for everything, and floor restoration is no exception. The Georgian townhouses on Grosvenor Square and Hill Street, the mansion blocks along Park Lane, the private members' clubs and high-end commercial spaces throughout W1 — these are buildings where the floors are often original, often exceptional, and where the quality of any work done to them is immediately visible to people who care about such things.

Parquet floor sanding in Mayfair
Mayfair has more unusual and high-value parquet floors per square mile than almost anywhere else in London. Georgian and early Victorian properties in W1 were frequently fitted with exceptional quality parquet — solid walnut, teak, mahogany and exotic hardwood species alongside the more typical oak and pine — and many of these floors are still in place, either actively maintained or waiting to be uncovered. Working on parquet in this part of London requires both technical precision and a degree of restraint: the goal is always to preserve what's there, not impose a new look on it.
The specific challenge with walnut and other dark exotic hardwoods is that they're oily, dense timbers that behave differently from oak under the sander and respond differently to finishes. The grain direction needs to be respected, the grit progression adjusted, and the finish chosen carefully — some water-based products don't adhere reliably to oily timber without a specific primer stage. These are the kinds of decisions that matter on a Mayfair floor, and the kind of experience we bring to every job here.
Hardwood floor sanding in Mayfair
Mayfair's commercial landscape — the private members' clubs on Dover Street, the offices and showrooms around Berkeley Square, the luxury retail along Bond Street — contains some of London's most frequently used timber floors, and frequent use means periodic restoration. We've worked in many W1 commercial settings and understand what's involved: tight scheduling, high expectations, and the need to cause as little disruption as possible to a building where things are happening at all hours.
We use dustless sanding equipment on every job, which in a commercial Mayfair setting is essential — you can't have sanding dust settling on furniture, surfaces or merchandise. For commercial clients, we typically work overnight or across planned closure periods and finish with a commercial-grade lacquer appropriate to the level of footfall the floor has to handle.

Why Mayfair clients work with us
We don't oversell this. We've been doing this for twenty-two years, we carry full public liability and treatment risk insurance, every job comes with a Floor Service Guarantee, and we give you a written itemised quote before any work starts. Our surveyor comes to you, looks at the floor properly, and tells you honestly what it needs — which occasionally means telling someone their floor doesn't need what they thought it needed. That kind of honesty tends to build longer relationships than the alternative.
Commercial floor sanding in Mayfair
Mayfair is one of the most commercially active postcodes in London — offices and private members' clubs on Curzon Street and Shepherd Market, luxury retail along New Bond Street and South Audley Street, restaurants and hotel dining rooms throughout W1J and W1K. These are floors that handle exceptional volumes of foot traffic from exceptionally discerning visitors, and they need to look right at all times.
We provide commercial floor sanding throughout Mayfair with the scheduling flexibility that W1 businesses require — overnight working, weekend completion, and phased approaches for larger spaces that can't be taken out of use entirely. For building managers, estate agents and facilities teams we provide full method statements, risk assessments and insurance documentation as standard. The Vogue House project is perhaps the best example of what we do in a Mayfair commercial setting — a high-profile, high-footfall oak parquet floor, restored and back in use on schedule.
Featured project — Walnut herringbone parquet sanding and sealing in a Mayfair ballroom, W1
This was one of the more memorable jobs we've done anywhere in London, for reasons that go slightly beyond the flooring.
The client needed their Mayfair ballroom floor restored ahead of a significant event. The floor was walnut herringbone parquet — solid walnut blocks in a full herringbone pattern across a large ballroom space, a floor of genuine quality and not something you can afford to get wrong. The challenge was the walnut itself: it's a dense, oily timber that requires a different approach from the oak parquet we sand most frequently in this part of London.
Before any sanding began, the floor was assessed for block adhesion throughout — ballroom floors take a particular kind of stress from dancing and event use, and any loose sections needed to be secured before the sanding started. The repairs were minor; the floor was structurally sound. We then sanded diagonally across the herringbone pattern, working in progressive grits, taking extra care with the walnut's tendency to close its grain quickly under the sander if you move too fast. Corners and edges were done by hand scraper to preserve the block pattern right to the skirting.
For the finish, a walnut floor in a ballroom setting calls for something that preserves the wood's natural warmth and depth without introducing an artificial sheen. We used a satin lacquer — applied in multiple coats with a light buff between each — that gave the floor the kind of finish that looks like it belongs there rather than having been added to it. The event went ahead as planned.
As for the giraffe — the client was preparing the venue for an event and the room contained a full-size giraffe prop that couldn't be moved. Our team worked around it. It's not the strangest thing that's happened on a Mayfair job, but it's probably the tallest.

Frequently asked questions
How long does floor sanding take in Mayfair? Residential jobs typically take one to two days. Commercial jobs — particularly larger spaces or those needing overnight scheduling — are planned individually based on the floor size, condition and your operational requirements. We give you a realistic timeline at the survey.
Do you offer free site visits in Mayfair? Yes — free surveys throughout Mayfair, Belgravia and St James's. Your surveyor comes out, assesses the floor in person, and provides a written quote within 24 hours.
Can you sand and restore walnut and exotic hardwood parquet in Mayfair? Yes, and we have direct experience of doing so. Walnut, teak, mahogany and other exotic species require a different technical approach from standard oak parquet — slower sanding passes, adjusted grit progression, and careful finish selection to ensure proper adhesion on oily timber. We assess the specific species and condition at the survey before recommending an approach.
Do you work overnight for commercial clients in Mayfair? Yes, routinely. For offices, members' clubs, restaurants and retail premises in W1 we schedule work around your operational hours. Overnight and weekend working is standard for commercial jobs in this part of London.
What finish is most appropriate for a period parquet floor in a Mayfair townhouse? For Georgian and Victorian parquet in W1 residential properties, Loba 2K Supra AT or Bona Traffic Natural are our most frequent recommendations — both non-yellowing, water-based two-component lacquers that provide excellent protection while preserving the natural colour and depth of aged hardwood. For a softer, more tactile finish, Osmo Polyx hardwax oil in matt is a good alternative. The right choice depends on the specific timber species and how the space is used — our surveyor will advise at the site visit.

Local Project: Parquet Floor Sanding In The Vogue House in Mayfair in Mayfair — 1 September 2017
Vogue are a loyal client of ours and this time we were invited to restore the natural beauty of the oak parquet flooring in their House. The overall condition of the flooring was good, so no major repairs were necessary. It was suffering from issues due to the high foot traffic, such as scratches, dents and worn finish. When the problems are mostly in the finishing layer they can be easily solved with refinishing service.
Well, this was what our team planned for this parquet flooring – to strip the old finish, fill the gaps and apply a protective finish. As you already know the first part of the restoration project is called sanding and it includes removing the top layer of the floor. For this process, our team uses belt sanding machines and edge sanders for the corners. There are few stages of this initial part – the first course we start with lower grit sandpaper, which levels the boards, removes the scratches and the old finish completely. This process is followed by moving to paper with finer grit which will remove the marks from the rough sanding.
The process that follows is called gap-filling - for this task, we combine the sawdust remains from the sanding with a resin filler. Next, we spread the mixture all over the area, which will make the flooring more stable and better insulated. After the gaps were filled, we had to polish the surface with a buffing machine. Once it was perfectly smooth, we’ve proceeded with the varnishing. The finishing product we recommended to our clients is specially designed for such areas, suffering from high foot traffic - ‘Junckers HP Commercial’. This is a commercial-grade water-based lacquer, which guarantees high levels of protection and durability.
