Project Overview
This project involved the professional sanding and restoration of an existing wood floor at a property in Mayfair, W1S. The floor had seen years of daily wear and was in need of attention to bring it back to a quality finish. Our team carried out a full assessment before starting work, checking for any boards that needed attention alongside the main sanding and finishing work.
Before the Work
Before work began, the floor showed typical signs of wear. Surface scratches, dull patches, and general finish deterioration were present. A thorough survey was carried out to plan the correct sanding depth, assess board condition, and choose the most appropriate finish for the space.
Our Approach
The following services were carried out as part of this project:
- Hardwood - Sand, Buff & Lacquer
The Result
Once the sanding and finishing process was complete, the floor was transformed. The wood grain was opened up and brought back to life, the surface was smooth and even, and the new finish provided lasting protection. The client was left with a floor that looked, and performed, as good as new.

Frequently Asked Questions
What types of original flooring are typically found in Mayfair properties? Mayfair has one of the most distinctive and consistent architectural characters in London, with the majority of residential properties being Georgian townhouses, Victorian mansion blocks and large converted flats across estates such as the Grosvenor. Original flooring in these properties tends to be wide-plank oak or pine boards in the upper rooms and solid parquet — often in elaborate herringbone or basket weave patterns — in the principal reception rooms. Inlaid borders and decorative parquet are not uncommon in the grander properties along streets such as Park Lane, Hill Street and Grosvenor Square. These floors require experienced hands and a considered approach rather than a standard residential sanding process.
Do Mayfair properties require any special permissions before floor sanding? Many properties in W1S are listed or sit within a conservation area managed by Westminster City Council. Floor sanding itself does not alter the fabric of the building and does not typically require listed building consent. However, if any repair or replacement work is needed — particularly where original decorative parquet or inlaid borders are involved — it is worth confirming with your building manager or the Grosvenor Estate where applicable, as some leasehold arrangements in Mayfair include specific requirements around works to original features.
Do I need to vacate my Mayfair property during floor sanding? Most clients remain in the property throughout. Dustless sanding equipment keeps mess well contained, and water-based lacquers have low odour and dry quickly between coats — both important considerations in a property where disruption needs to be kept to a minimum. We work around the client's schedule and are experienced in carrying out restoration work in occupied high-value properties with minimal disturbance.
Do you cover Mayfair and the surrounding W1 area? Yes. We work regularly across W1S and the nearby postcodes including Marylebone, Fitzrovia, St James's and Belgravia. Call us on 020 88309782 or book a free site visit to discuss your floor.
