The property was a Victorian terrace in Uxbridge, and the ground-floor floorboards had taken a significant amount of damage over the years — several boards were loose and squeaking badly, one section near the back room had suffered historic water damage that had caused some boards to cup and lift at the edges, and the entire floor surface was carrying years of accumulated wear, old finish, and surface staining. The client had been told by another company that the floor would need to be fully replaced. We disagreed.
At the survey, we assessed each board individually. The cupped boards in the back room were dry — the water source had been resolved years ago — and while the cupping had caused some surface distortion, the timber itself was structurally sound and of sufficient thickness for a full restoration. The loose boards throughout needed refixing before sanding could begin. And several boards in the worst-affected section needed replacing with reclaimed pine planks sourced to match the existing floor in width and approximate age.
Once all repairs were complete and the floor was stable and level, we sanded through progressive grits — starting with a coarser 36-grit on the cupped sections to level the surface, then progressing to finer grits across the whole floor to produce an even finish. Gap filling was carried out using the floor's own sanding dust mixed with resin before the final pass. The client then chose the finish — after our surveyor discussed the options and applied samples on the sanded floor, they went with Junckers HP Commercial lacquer for the main floor area and Osmo Polyx hardwax oil for the back room, where a softer, more natural finish suited the use of the space better. Both products are premium choices that hold up well to daily family use.
