Parquet floor sanding in Holland Park
Holland Park has one of the highest concentrations of original herringbone and chevron parquet in London — the Victorian and Edwardian townhouses on Addison Road, Holland Villas Road and the streets surrounding the park itself were almost universally fitted with parquet in their principal rooms, and much of it remains in place today beneath layers of old finish or, in some cases, carpet. Our parquet floor sanding service covers the complete process: refitting any loose or lifted blocks, sourcing reclaimed matching blocks where needed, gap filling throughout with the floor's own sanding dust and resin, and finishing with your choice of lacquer or hardwax oil. The sanding itself is carried out diagonally across the pattern — the technically correct approach for parquet that prevents the machine from cutting against the grain of blocks oriented in different directions.

Floorboards sanding and repairs in Holland Park
The original pine and hardwood floorboards found in Holland Park's Victorian townhouses are typically of exceptional thickness — floors built to last, and in most cases still delivering on that. Where boards are damaged or missing, we source reclaimed hardwood or pine matched as closely as possible in species, width and grain to the existing floor. All repairs are completed before sanding begins, and the finished floor is sealed with a premium lacquer or hardwax oil. Our gap filling and staining services are available to complete the result to the standard Holland Park properties demand.
Engineered floor renovation in Holland Park
Holland Park's lateral conversions and apartment buildings — particularly along Holland Park Avenue and the larger mansion blocks — frequently have engineered wood floors, often installed over underfloor heating systems. These require careful handling: wear layer depth must be confirmed, subfloor moisture checked, and the finish selected to remain stable under heating cycles. Our technicians carry out all of these checks at the free survey stage before any work is agreed. We refinish with Bona, Loba and Osmo products — both lacquer and hardwax oil available, with hardwax oil often the better choice for floors above underfloor heating.

Featured project — Herringbone parquet sanding and restoration in Holland Park, W11
This project is one of the more technically involved parquet restorations we've completed in Holland Park — a large herringbone parquet floor running through the hallway, double reception room and study of a Victorian townhouse on a road between Holland Park Avenue and Addison Road.
The floor was original to the house — solid oak blocks, most likely laid in the 1890s — and had never been fully restored in the modern era. Multiple coats of old varnish had built up over decades, obscuring the grain and giving the floor a flat, amber-tinted appearance that bore little resemblance to the quality of the timber beneath. A section along one wall of the rear reception had experienced significant block lifting, most likely from a previous water leak from the floor above that had since been resolved but never properly remediated at floor level.
The lifting section required complete removal: blocks were carefully taken up, numbered for reinstatement, and the subfloor beneath dried, cleaned and re-levelled before the blocks were rebonded individually. Two blocks were beyond reuse and replaced with matched reclaimed oak. Once the structure was fully stable across the entire floor, sanding began — diagonally across the herringbone pattern, working through four grit stages from a heavy 24-grit initial cut through to a fine 100-grit finish pass, with hand-scraper work along all skirting edges and in the bay window recess.
Gap filling was carried out using the floor's oak sanding dust mixed with resin — the volume of dust generated from this floor was sufficient to produce a near-perfect colour match throughout. The client had clear preferences on finish: Loba 2K Supra AT — a two-component, solvent-free lacquer that provides exceptional durability and a distinctly clear, non-yellowing film that preserves the natural grey-brown tone of aged oak rather than pushing it toward amber as older lacquers tend to do. Applied in three coats with a fine buff between each, the finished floor had the depth and clarity of a floor that had been properly restored, not merely refinished.

Frequently asked questions
How much does floor sanding cost in Holland Park? Floor sanding in Holland Park (W11, W14) typically ranges from £25 to £45 per square metre for standard hardwood and floorboard work. Parquet restoration, particularly where block repairs or full gap filling is required, is quoted on a project basis at the free survey stage. We provide fully itemised quotes with no hidden costs.
How long does floor sanding take in Holland Park? Standard residential sanding jobs take one to two days for a single room. Larger projects involving whole-floor parquet restoration, repairs and multi-coat finishing — like the townhouse project above — typically take three to four days. We'll give you a realistic timeline at the survey stage, not an optimistic one.
Do you offer free site visits in Holland Park? Yes — free, no-obligation site visits are available throughout Holland Park, Notting Hill and North Kensington. Your surveyor will assess the floor in person and provide a written quote, usually within 24 hours.
Can you restore very old parquet in Holland Park Victorian properties? Yes, and we do so regularly. Original Victorian parquet — even floors over 130 years old — can almost always be restored provided the blocks remain structurally sound. The key question at the survey stage is block thickness: if previous sandings have reduced the blocks to under 6mm, the options become more limited. We measure and advise honestly before any work is agreed.
What lacquer is best for oak parquet floors in Holland Park homes? For aged oak parquet where preserving the natural tone is a priority, we recommend Loba 2K Supra AT or Bona Traffic Natural — both water-based, non-yellowing two-component lacquers that protect without pushing the wood toward amber. For a softer, more natural appearance, Osmo Polyx hardwax oil in a satin or matt finish is an excellent alternative that allows the floor to breathe more naturally. Our surveyor will recommend the right product for your specific floor at the site visit.
