Wapping's converted dockland warehouses and industrial lofts feature character timber—beams, exposed joists, and reclaimed boards that define these spaces. Sanding here is specialized work: we preserve the patina and character while refreshing the surface, avoiding over-finishing that would erase the authenticity. These aren't ordinary residential jobs.

Tottenham's largely Victorian terraces, many converted into flats over the years, with original pine floorboards a regular find under later carpet. Parquet turns up in some of the bigger converted houses, and the newer developments around the High Road and Tottenham Hale tend to bring more engineered wood into the mix.

Floorboards and Solid Wood
Pine floorboards under old carpet are common in N17's terraced housing, often in better condition than the worn carpet on top suggests. We check for loose sections and proud nail heads before sanding, since either can damage the belt or leave an uneven surface. Solid wood generally has good scope for repeated sanding, though it's worth confirming how much material's already been removed in previous restorations.
Restoring Parquet
Where parquet shows up in Tottenham's larger converted properties, it needs a different approach entirely. The blocks run in alternating directions, so sanding straight across the whole floor tears the grain wherever it's working against it. Getting it right takes patience — working the pattern block by block rather than treating it like a plank floor.
Engineered Wood
With engineered flooring, what matters isn't how the floor looks but how thick the real-wood layer on top actually is. A board that's already been sanded once might not have enough left for another full pass. We check this properly during the site visit rather than assuming from appearance.
Getting Repairs Sorted First
Sanding won't fix a structural problem — it just smooths whatever's already there. Loose boards, damaged sections, parquet that's worked free of the subfloor: all of this gets handled through our wood floor repair services before we bring the sander out. Gap filling works the same way — it only holds once the floor's stopped moving. Filled too soon, gaps tend to reopen.
Staining and Sealing
Colour's entirely your choice at this stage. Bring the natural tone back, or go with something different — we test any stain on your actual sanded floor first, since the result varies depending on wood species and age. For the protective coat, we work with Bona, Junckers, Osmo and Loba across lacquer, oil and hardwax oil, chosen around how the room's actually used.
What It Costs
Sanding, buffing and finishing start from £25 per m², lacquer or oil, according to our price guide. The final total depends on repairs, gap filling, staining, stairs and furniture moving. A free site visit gets you an accurate figure — call 020 8830 9782.

Local Project: Floorboards Replacement, Sanding, Gap Filling & Staining in Tottenham in Tottenham — 1 March 2022
What was the job?
The key to a long-lasting and hard-wearing wooden floor is maintenance and professional services whenever extra care and attention are required. This recent project we have worked on showcases how much of an improvement visually and in condition even a very damaged wooden floor can experience when treated by knowledgeable specialists. For this project we have worked on improving the stability, condition and appearance of a wooden floor by replacing some damaged floorboards, filling in the gaps between the floorboards and sanding and refinishing the floor.
Challenges
Unfortunately, some wooden floors have it better than others. During this project, we worked on an example of the latter group. Over time hardwood floors start experiencing a level of wear and tear along with a number of possible issues and imperfections. It is the high traffic, humidity, moisture and temperature fluctuations that mainly affect the condition of the floor and if imperfections are left neglected for too long – there is always a high risk of them becoming major issues. Unfortunately, in some situations, such problems are so major that it is impossible to deal with them and they are beyond repair. Thankfully, experienced and knowledgeable wood floor professionals can deal with almost all sorts of wood flooring issues.
What we did?
We start every project by thoroughly inspecting the condition of the floor. Once we have assessed this hardwood one, we have concluded that some floorboards are too worn and damaged and they require replacement rather than repair. For spot repair we always do our best to find flooring materials that are an exact or the closest match to the existing floor. This ensures the floor will remain looking uniform and even and not like patchwork art. Once the damaged boards are replaced with new ones, we can continue filling in the gaps between the floorboards. Gap filling is required not only for visually improving the floor but also for improving its overall stability, and insulation and ensuring more comfort to the ones using it on an everyday basis. When we are done with all minor and major repairs the floor requires, we can continue with sanding the surface of the floor and preparing it for refinishing. Once we achieve a smooth and uniform surface, it is about time for the application of the finishing product, in this case, a lacquered one. Lacquer finishes are a great choice because they create a firm protective layer on top of the floor that preserves wood’s natural colour, texture, grain and condition.
The bottom line
Professional wood floor maintenance, renovation and repair services are highly beneficial for every wooden floor, no matter the extent of wear and tear. You should definitely consider them every now and then or once you notice your favourite wooden floor is struggling with some issues and imperfections. Having skilful specialists dealing with these imperfections is essential as it ensures perfect results and long-lasting protection.

FAQ
Do Tottenham's Victorian terraces usually have original floorboards under the carpet?
Yes, this is a common find in N17's period housing. Once the carpet's up, boards are often in reasonable shape once cleaned and sanded properly.
Is parquet common in the larger converted houses around Tottenham?
It turns up fairly regularly in bigger properties, particularly older conversions. We check for loose blocks first and work the pattern carefully for an even finish.
Can engineered wood in a Tottenham Hale flat be sanded?
It depends on the remaining real-wood wear layer, which varies between properties. We check this during the free site visit before recommending a full sand.
Are gaps between floorboards common in Tottenham's older houses?
Yes, particularly where the timber's shifted over the decades. We only recommend gap filling once we've confirmed the floor is stable enough to hold it.
