West Kensington's period townhouses represent significant residential investment. Original timber floors are often central to the home's appeal and resale value. Sanding here is premium work—precision finishing, carefully chosen stains, and master-level surface prep define the job. These aren't quick renovations.

We sand, repair and refinish wood floors across Barnet — original pine floorboards, parquet block, and engineered wood — using dust-free equipment and a free, no-obligation site visit before any work starts. Whatever's under your carpet, restoring it almost always beats replacing it, both in how the finished floor looks and what it costs you to get there.

Barnet's a big, varied borough, and what's actually under your floor depends a lot on which part of it you're in. The Victorian and Edwardian terraces around Barnet High Street and New Barnet tend to have original pine floorboards. The interwar semis further out towards Whetstone and Totteridge often have parquet in the hall and front room. The newer-build streets nearer the M25 edge are more likely to have engineered wood over a modern subfloor.

Barnet straddles the edge of the Ultra Low Emission Zone, so whether your postcode falls inside it depends on exactly where you are in the borough — worth checking on TfL's postcode checker if it affects access for your job, and we're happy to talk you through it when we visit.

We've been restoring floors across north London since 2004, with completed jobs throughout Barnet, New Barnet, Whetstone, Totteridge, and the streets around Friern Barnet.

What We're Usually Dealing With in Barnet Homes

The older terraced housing closer to the High Street and around New Barnet was built with solid pine boards, usually somewhere between 19mm and 25mm thick — plenty of depth to take several sands over the life of the floor. The 1920s and 30s semis further out, particularly around Whetstone and Totteridge, more often have parquet block flooring in the hallway and reception rooms, laid straight onto the original screed.

What comes up most often on Barnet jobs:

  • Old varnish or paint on top of the original boards, sometimes several layers deep, which needs careful assessment before we know what we're dealing with underneath
  • Seasonal movement in older floorboards, which can open up gaps as the timber expands and contracts through the year
  • Loose or lifted parquet blocks, especially where the original adhesive has aged
  • Squeaks and movement from boards that have come away from the joists underneath
  • Surface wear concentrated in hallways and through-routes, where most of the daily foot traffic goes

All of it is fixable with the right approach, and in most cases, the floor ends up in better shape than when it was first laid, simply because modern finishes outlast what was originally used.

Our Floor Sanding Services in Barnet

Pine and Hardwood Floorboard Sanding

We sand the main floor area with belt and drum sanders, working through to edge sanders against the skirting and hand tools in the corners. On Barnet's older pine boards, we start with a coarser grit to clear the existing finish, then step down through progressively finer grits to leave a smooth surface ready for refinishing. Where a board's too far gone to save, we can source matching replacement boards and blend them in before sanding starts.

Parquet Restoration

Parquet has to be sanded diagonally across the block pattern, roughly 45 degrees to the grain, otherwise the machine cuts against half the blocks and leaves a rough, uneven finish. We check every parquet floor for loose, lifted, or missing blocks before starting, re-securing what's come away and sourcing reclaimed blocks for any gaps so the pattern stays consistent. Our parquet floor repair team handles this regularly across Barnet's interwar semis.

Engineered Wood Floor Sanding

Engineered floors have a genuine hardwood layer on top of a plywood base, typically 3–6mm thick, and that layer only allows for a limited number of sands. We always measure the wear layer first and won't sand a floor if there isn't enough left to do it safely — full detail is on our engineered floor sanding and refinishing page.

Standard Gap Filling Between Floorboards

Seasonal movement is the main cause of gaps opening up in Barnet's older properties. Smaller gaps are filled with a flexible resin mixed with sawdust from your own floor, so the colour matches exactly. Wider gaps take timber slivers instead, glued in and sanded flush. Either way, gap filling always happens after the main sand and before any finish goes on.

Should You Inform Your Neighbours Before Sanding Starts?

It's worth doing, particularly in terraced housing or if you're in a flat. Sanding is a genuinely noisy process, and Barnet Council's own guidance on noise nuisance covers this kind of domestic building work — a quick word with the people next door before we arrive tends to head off any awkwardness. We'll always give you realistic timing and working hours so you can plan that conversation.

Finishes We Use

We stock and apply finishes from Bona, Loba, Junckers, and Osmo.

  • Water-based lacquer (Bona Mega, Bona Traffic HD): fast-drying, low odour, and available from extra-matt through to gloss. Bona Traffic HD is the toughest option, well-suited to hallways and busy through-routes.
  • Hard-wax oil (Osmo Polyx and similar): a natural, penetrating finish that's easy to spot-repair if a patch gets scratched later, without redoing the whole floor.
  • Wood floor staining: we can change the tone of your floor before sealing, from a light whitewash through to a deep walnut, always with test boards brought along first so you see the actual colour under your own lighting.

What Happens on the Day

  1. Preparation — furniture moved, nail heads punched below the surface, loose boards or blocks secured.
  2. Main sanding — belt or drum sander on the main area, edge sander around the perimeter, hand tools in the corners. Our dust extraction system captures up to 99% of particles throughout.
  3. Repairs — gap filling and any board or block replacement, carried out after sanding and before finishing.
  4. Finishing — first coat, light abrasion, second coat (occasionally a third). Water-based lacquer needs roughly 2–4 hours before light foot traffic; oil needs longer, typically 12–24 hours.
  5. Aftercare — written care instructions and product advice specific to your chosen finish, plus general floor cleaning and polishing guidance for the years in between.

We cover all Barnet postcodes and regularly work across the High Street area, New Barnet, Whetstone, Totteridge, and Friern Barnet.

Call 020 8830 9782 or book a free site visit online — we'll confirm your appointment within one working day.

Frequently Asked Questions

Can you sand floors with old paint or varnish on them?
In most cases, yes. Old paint and varnish layers can usually be removed during sanding, though what's underneath determines how predictable the final colour will be — we'll always check this at the free site visit before giving you a quote.

Is your sanding process actually dust-free?
Our dust extraction equipment captures up to 99% of airborne particles during sanding. No process is completely free of dust, but it's a significantly cleaner experience than older sanding methods.

Do I need to move out while the work's being done?
Not usually. Most Barnet customers stay in the property, particularly if we're working room by room. If you've got young children or pets, we'll help you plan which rooms to do in what order so the rest of the house stays usable.

Will sanding fix squeaky floorboards?
Often, yes, if the squeak is caused by a board that's come loose from the joist underneath — we secure it properly before sanding. Some squeaks have a structural cause that needs addressing separately, and we'll flag this if we see it.

What's the best way to deal with gaps in older Barnet floorboards?
We carry out standard gap filling between floorboards, using a resin-and-sawdust mix for smaller gaps and timber slivers for wider ones, always done after the main sand and before the finish is applied.

Is Barnet inside the Ultra Low Emission Zone?
It depends which part of the borough you're in — Barnet sits close to the ULEZ boundary, so it's worth checking your specific postcode if it affects access for your job. We can talk this through at your free site visit.

Local Project: Wood Floor Repair, Refinishing and Stairs Renovation in Barnet in Barnet — 1 December 2021

What was the job?

After we have carefully inspected the condition of the wooden floor of our clients, who have recently called us and asked for our professional help, we have concluded that this beautiful wooden floor needed a few repairs and refinishing treatments here and there in order to look as glorious and feel as durable as in the first days of its installation. The wooden stairs were added to the project as our goal was a complete and sleek look for the entire home, but also complete functionality and comfort.

Challenges

Bigger wood floor renovation projects always pose some risks and challenges even for professional teams. There is always the change of an unexpected problem or issue being identified in the middle of the project. Therefore, in order to make sure that everything is running a smoothly as possible, we have sure to carefully inspect the condition of the wooden floor before we start working on the project. This allows us to identify the main points of the project we need to work on and save us time, helping us guarantee we will not miss an important step in order to provide you with a beautiful and durable floor.

What we did

After we have inspected the floor and the wooden stairs, we have concluded that a few of the floorboards are way too damaged and distressed, which means they cannot be repaired or sanding and refinishing them will not help too. We replace such damaged floorboards with new ones as we make sure we are finding the perfect match to the existing floor or floorboards that look very similar. Thankfully, when an area of your hardwood floor is damaged, you do not need to replace the entire floor and spot repairs really save you time and money.

Once the damaged floorboards are replaced with new ones, we continue with filling in the gaps between the floorboards. This increases the stability, durability and insulation of the floor. Next, we can continue with sanding the floor, followed by finishing it and, in this project, also staining the floor as our clients wanted a full transformation. Since the floor is getting the best treatment, the wooden stairs deserved some care and attention too. To make them look as attractive and feel as durable and safe as new ones, we have also re-sanding and refinished the stairs, staining them to match the new appearance of the wooden floor.

The bottom line

Bigger wood flooring projects may take a bit more time and require a bit more money, however, it is totally worth it. Real wood floors are a great investment, because they can last up to a whole century when maintained properly. Once you wooden floor and stairs are re-sanded and refinished and all major and minor issues are treated and removed, you increase the lasting power of your wooden floor, making sure you will be able to enjoy it for a lot more decades.

Local Project: Buff & Re-Oil Solid Oak Hardwood Flooring in Barnet in Barnet — 1 November 2015

Floor sanding is a great way to make your floor both beautiful and healthy but isn’t always needed. It is more like a last solution when nothing else works. This was the case on the job shown here. The floor was protected by a penetrating oil finish. This type of finish needs relatively frequent maintenance and the occasional buffing to keep it in good condition.

All the surface needed a few rounds with a buffing machine to clear some worn and damaged parts of the oil finish and re-oil it. It was a very easy task since the floor did not need much in order to look good. We managed to complete the job for a single day and provide fast, efficient and satisfying service.

Local Project: Floorboards Renovation with Repairs and Fireplace Heart Extension in Barnet in Barnet — 1 October 2015

Our next project involved not just the repair of floor boards but also entirely replacing one ugly patch on the floor where a fireplace once had been.  Generally, it is entirely possible to salvage many of the old floor boards as long as they have not been eaten by worms, rotten or too thin to walk upon. We saved what we could. The pieces we found unsuitable, we simply replaced with similar quality floor boards.

Once the repairs were completed, we sanded the floor, removed the old finish, filled any gaps left and finally buffed everything up to make sure the surface is perfectly smooth. We proposed to cover the top with a lacquer which will not only provide a good level of protection but also require little maintenance. Our client agreed and after four coats of Junckers HP Commercial, there was little left to remind of the tired and non-uniform looking floor we found upon our arrival.  Three days was all it took to make the difference between old and brand new looking surface.
