The floor had indeed suffered some minor damage including scratches and marks on its surface but it wasn’t in a truly bad condition. This was a rather simple job because it didn’t involve extensive repairs, subfloor levelling or board replacing. Easy task for professionals.
As per our client’s request, we sanded and lightly buffed the area in order to remove the old finish and apply a new one. We advised the customer to go for commercial-grade, water-based lacquer because it will provide excellent protection against heavy traffic and won’t turn yellow with time as easily as the oil-based alternative. We applied four coats of the waterborne finish for extra durability. The whole process of sanding, buffing, gap filling and varnishing of 63 sqm of engineered flooring and the additional threshold installation took us 2 days to complete.
As we have already stated, the floor wasn’t suffering from particularly heavy damage but this did not stop us from making sure it looks perfectly smooth and unblemished after our work was complete. The results, though, are obvious.

Questions About Floor Sanding in Hackney
Can old floorboards be repaired before sanding?
Yes. Damaged or loose boards can often be repaired or replaced locally while retaining the serviceable parts of the existing floor. Repairs should normally be completed before the final sanding stages so that the old and replacement timber can be prepared and refinished together.
Can parquet flooring with loose blocks be restored?
Often, yes. Loose blocks should first be secured and damaged sections repaired. Once the parquet is stable, the complete surface can be sanded and refinished. A limited number of damaged blocks doesn't necessarily mean the whole floor needs replacing.
Can engineered wood flooring be sanded?
Some engineered floors can be sanded, but the hardwood wear layer needs to be checked first. The total thickness of the board doesn't tell us whether another restoration is safe. We need to consider the remaining real-wood layer, previous sanding and depth of the current damage.
Should gaps between floorboards always be filled?
No. Whether filling is appropriate depends on the size of the gaps, construction of the floor and expected timber movement. Smaller gaps and wider floorboard gaps may also require different methods. We assess this as part of the restoration rather than automatically filling every opening.
Can you remove deep scratches or stains?
Many surface scratches and marks can be removed during sanding, but deep damage cannot always be eliminated. If a stain has penetrated far into the timber, removing excessive wood purely to eliminate it may not be advisable. This is particularly important with engineered flooring and floors that have already been sanded several times.
Can you change the colour of my wooden floor?
Yes. Staining can be incorporated after sanding and before the protective finish. Where appropriate, we can prepare colour samples on the actual sanded timber so you can compare the result before deciding.
