Floor sanding in Westminster requires an understanding of the area's unique architectural heritage. Westminster's period properties – whether Victorian townhouses, Edwardian mansion flats, or converted warehouses – often feature original timber that's been covered or damaged over decades. Our specialists have handled the specific challenges that Westminster properties present: uneven Victorian boards that need careful hand-finishing, historic parquet that has shifted with age and humidity, and solid wood in period conversions that can be temperamental.
We've completed over 80 floor sanding projects across Westminster, restoring everything from reclaimed Victorian pine to modern solid oak. The work here often involves removing decades of surface wear – carpet adhesive, scratches, staining – while preserving the character that makes these floors special. Whether you're uncovering original boards in a listed property or refreshing worn engineered wood in a modern conversion, the approach in Westminster is always tailored to the building's age and construction.
Westminster's SW1 postcode mixes high-end apartments and mansion blocks with converted institutional buildings, former government offices, church houses, and Victorian schools that have increasingly been brought into residential use, alongside the office space that still surrounds Whitehall. Our sanding technicians work across all of it, using dust-free sanding equipment finished with sealants from Bona, Loba, and Junckers, with a free on-site assessment first given how much building type varies here.
What our Westminster sanding service covers

- Floor sanding and sealing for solid wood floors, restoring the natural grain before applying a durable finish
- Standard gap filling between floorboards, tightening up older boards in period conversions
- Floorboard replacement, matching damaged sections in listed or period buildings
- Engineered floor sanding, approached carefully given the limited depth on the wear layer
- Floor buffing, for floors that need refreshing rather than a full resand
Converted institutional buildings
Former church houses, Victorian schools, and older government office buildings converted into flats often have solid original flooring underneath later carpet or partition changes, and because these buildings frequently sit within Westminster's conservation areas, matching repairs to the existing floor matters more than usual. Our floorboard replacement service sources matching timber for exactly this kind of repair, and standard gap filling between floorboards tightens up the rest of the room afterwards.
Mansion blocks and high-end apartments
Westminster's mansion blocks and newer apartment developments are more likely to have engineered flooring, either fitted originally or laid during a later refurbishment. Our engineered floor sanding and refinishing service checks the wear layer's thickness before agreeing to a full sand, since sanding too aggressively removes the veneer completely and the floor can't be sanded again afterwards.
Office floors around Whitehall
Office buildings in the government and institutional quarter around Whitehall range from grand, historic interiors to more modern refurbished spaces, and floor sanding in an occupied building needs to work around business hours and, in some cases, additional security or access requirements. Our floor sanding and fitting for businesses service is built around that kind of scheduling.
Choosing a finish
In period conversions and listed buildings, hardwax oils from Osmo or Woca tend to suit the character of the space, sinking into the wood rather than sitting on top of it, and they're straightforward to spot-repair later. In busier apartments or office floors with heavier footfall, lacquers from Bona or Loba hold up better under constant use. Junckers is another option worth considering for solid wood specifically. Our wood floor staining options cover both routes for anyone wanting to adjust the floor's tone at the same time.
Why choose us for floor sanding in Westminster

- Fully insured technicians experienced with listed and conservation-area properties across SW1
- Dust-controlled sanding equipment that keeps disruption to a minimum in occupied or shared buildings
- A free, no-obligation site assessment before any quote is given
- Straightforward, itemised quotes that reflect the floor's actual condition
- Careful matching of repairs to existing period flooring where conservation requirements apply
Keeping a floor going without a full sanding
Not every floor in an older Westminster building needs a full resand. Where the boards are still sound and only the surface finish has dulled, our floor buffing service refreshes the finish with far less disruption, which matters in listed buildings where extensive work can require additional approval.
Common questions about floor sanding in Westminster
Can original flooring in a converted institutional building still be sanded?
Usually yes, though it depends on how much of the original floor remains after past conversions. Checking condition on-site is the first step, particularly in buildings within a conservation area.
Do listed buildings in Westminster need special permission for floor sanding?
Floor sanding and sealing itself is generally straightforward, but more extensive repairs or replacement in a listed building can require additional approval, which is worth checking with the relevant conservation team before major work begins.
What flooring do Westminster's mansion blocks typically have?
It varies, but engineered flooring is common, either from the original build or a later refurbishment, which needs a careful depth check before sanding.
Can floor sanding be arranged around a government or institutional office's working hours?
Yes, evening and out-of-hours slots are commonly used for commercial jobs in this area, particularly where access or security requirements apply.
How do I know if my Westminster property's floor needs a full sand or just buffing?
If the wood is still in good condition and only the surface finish has dulled, buffing refreshes it with much less disruption. Deeper scratching or wear through the finish usually means a full sanding is needed.

Local Project: Floor Sanding And Oiling in Westminster in Westminster — 1 August 2017
Our job here was to create the desired colour the customer wanted for their office space. They had just installed two sections of brand-new pine hardwood flooring, which they wanted to cover with Junckers Black Oil.
The procedure here is pretty much the same as any restoration job we have. First, we sand the area so we can remove any residue on the top, then we vacuum and clean for any remaining dust. As you know our Bona machines are dust-free but we always maintain a clean space for our team and our clients. After sanding the wood pores are open, which makes them soak better the stains and finishes.
Staining gives your flooring a brand-new look. Before we colour the floor, we always test on a smaller area for the customer so they can choose the exact one they like. After that we finish with a Junckers clear top lacquer, so the colour is sealed for a long time.
Local Project: Sanding Of Solid Walnut Flooring in Westminster in Westminster — 1 April 2017
This job took us to an interesting place - in the Lounge Bar of the astonishing Saint Pancras Renaissance. As you know the hotel was built two centuries ago and it's a huge and luxury place, it has 244 bedrooms, 2 restaurants, 2 bars, a health and leisure centre, a ballroom, and 20 meeting and function rooms. It's an inspiring place for everyone who cherishes the architecture and design. It was a pleasure for us to be a part of the lounge's renovation, as we really enjoyed the atmosphere and spirit of the place. The professional craftsmanship we take pride in will still be evident in this wonderful landmark for years to come. The flooring was from solid walnut planks, which were badly damaged due to the high foot traffic. When we arrived, the property was secured with dustsheets and the furniture was moved. The preparations ensured we could start right away with stripping off the old finish. As always, we did this in a few rows, with utmost dedication and attention to the details of the job. Once the wood was levelled and the major issues were resolved, we proceeded with the buffing. It smoothed out the surface and readied it for the stain and lacquer application. Samples from various products were applied in a small area and our clients chose the darker tones.
For the final part of the restoration process – the sealing, we used a solvent-based lacquer ‘Junckers Professional 625’, which is durable and resistant to the high foot traffic. This product fits good areas like this. The solvent-based lacquers release strong odour during application and therefore it was not recommendable anyone to use the premises on the day of the application or the following day. Refinishing this 54 sqm of solid wood flooring took two days to our team.
Local Project: Sanding & Repairing Junckers Beech Flooring in Vogue Offices in Westminster in Westminster — 1 July 2014
We put extra effort into this commercial floor restoration project because we are well aware that in business, time is money. We renovate many different kinds of public buildings, from pubs and restaurants to schools and universities or in this case – offices.
We had to restore two engineered floors one located in the hallway and the other in the main office room. We followed the standard procedure by doing minor repairs on the boards and replacing a few. The problem with engineered floors is that they can be sanded only a few times before they reach their limit. Unfortunately, those in the office had already been sanded at least once yet were still capable of enduring one more procedure.
We stripped the floor with extreme care, filled the gaps for a more uniform appearance and applied the finish. All of this in two days. The client was in a rush to open the office and we did our best to provide quality service with the maximum possible speed.
