Project Overview

This project involved the professional sanding and restoration of an existing wood floor at a property in Putney, SW15. The floor had seen years of daily wear and was in need of attention to bring it back to a quality finish. Our team carried out a full assessment before starting work, checking for any boards that needed attention alongside the main sanding and finishing work.

Before the Work

Before work began, the floor showed typical signs of wear. Surface scratches, dull patches, and general finish deterioration were present. A thorough survey was carried out to plan the correct sanding depth, assess board condition, and choose the most appropriate finish for the space.

Our Approach

The following services were carried out as part of this project:

  • Hardwood - Sand, Buff & Lacquer
  • Hardwood Installation
  • Staining
  • Thresholds & Fitting (inc. materials)

The Result

Once the sanding and finishing process was complete, the floor was transformed. The wood grain was opened up and brought back to life, the surface was smooth and even, and the new finish provided lasting protection. The client was left with a floor that looked, and performed, as good as new.

Project Overview

This project in Brixton tackled a solid wood floor that had been through significant wear and some localised physical damage. Several boards had cracked or split and a few sections had areas of surface staining from water ingress. The clients had been told by another contractor that the floor needed replacing, but we assessed it and confirmed that repair, sanding and refinishing would bring it back to a high standard. We replaced the boards that were beyond saving, sanded the whole floor back to bare wood, filled gaps and refinished with a protective oil.

Solid wood floor before repair in Brixton

The Challenge

When repairing a floor with replacement boards, the new timber needs to be matched as closely as possible to the existing species and profile. If the match is poor, the repaired sections will stand out permanently. This floor used a standard oak profile that was still available, which made sourcing straightforward. The greater challenge was the water staining on several boards -- sanding removed the surface discolouration in most cases but two boards had deeper penetration and needed full replacement. Getting the sanded surface level across old and new boards also required care.

Our Approach

  • Inspection: A full walk of the floor to mark boards for replacement versus those that could be saved with sanding.
  • Board replacement: Damaged boards were carefully lifted without disturbing adjacent boards, and matching replacement boards were cut and fitted.
  • Gap filling: Gaps throughout the floor were filled with a matched compound and left to cure.
  • Sanding: The full floor was sanded progressively to flatten any height differences between old and new boards and achieve a consistent surface.
  • Finishing: A hardwax oil was applied in two coats, which penetrates the wood rather than sitting on top of it, giving a natural feel underfoot and good resistance to everyday wear.

Board replacement and sanding in progress in Brixton

The Result

The floor was saved entirely. The repaired areas were almost invisible once sanded and oiled, and the overall condition of the floor was transformed. The clients were relieved to avoid the cost and disruption of full replacement. Repair, sanding and refinishing a floor in this state costs between £25 and £45 per square metre for the sanding element, plus materials for any board replacements required. In most cases this is dramatically cheaper than new flooring and the structural integrity of an old solid wood floor is often superior to what is available as new.

Frequently Asked Questions

How do you know whether a floor can be repaired or needs replacing?
We assess the extent of structural damage, the number of boards beyond saving and the overall thickness remaining on the boards. If more than a third of the floor needs replacing, the economics of repair versus replacement start to shift. We give an honest assessment at the survey stage.

What is hardwax oil and how does it compare to lacquer?
Hardwax oil penetrates the wood fibre rather than forming a film on top. It gives a more natural, matte feel and is easy to spot-repair if the surface gets scratched. Lacquer is harder and shinier but requires full resanding if heavily damaged. Both are good options depending on the look and usage required.

Do you cover the Brixton area?
Yes. We work across Brixton and the wider south London area on a regular basis. Call us or fill in the enquiry form to arrange a free survey.

Project Overview

This wood floor project in Stockwell involved repairing a significantly worn and damaged solid wood floor before refinishing and staining it to a new colour. The floor had not been professionally maintained for many years and showed cracked boards, a broken finish, deep scratches and some surface staining. The owners had considered replacing the floor entirely but asked us to assess it first. Our view was that the structural quality of the underlying boards was still good and that a full repair and refinish would deliver an excellent result.

Damaged wood floor before repair in Stockwell

The Challenge

Floors in this condition present multiple challenges at once. The cracked and split boards needed replacing before any sanding could start. Some of the deeper scratches went through the full thickness of the original finish and into the wood, which meant the sanding had to go deep enough to fully remove them. The staining added another variable -- the clients wanted a darker tone than the original wood but the replacement boards needed to take the stain at the same rate as the older, more weathered boards. This required some careful preparation of the new boards to open the grain and ensure even uptake.

Our Approach

  • Board assessment and replacement: Each damaged board was marked during inspection. Boards beyond saving were lifted and replaced with matching profile timber.
  • Coarse sanding: An aggressive first pass removed the old finish, corrected surface height differences and removed the deep scratch damage.
  • Progressive sanding: Medium and fine passes brought the surface to a smooth, even condition across all areas including the repaired sections.
  • New board preparation: The replacement boards were lightly sanded by hand before staining to open the grain and help them absorb the stain evenly.
  • Staining: A darker wood stain was applied to the whole floor in even strokes and worked into the grain. A second coat was applied to areas that needed more depth.
  • Lacquering: Two coats of satin lacquer were applied to protect the stain and give a finish that held up to daily use.

Sanding and staining wood floor in Stockwell

The Result

The floor came back looking far better than the clients had anticipated. The repaired boards blended in well under the stain and the darker colour gave the room a warmer, more contemporary feel. The whole job cost a fraction of what a replacement floor would have been and delivered a more characterful result. Professional sanding, staining and refinishing in London runs between £25 and £45 per square metre, with board replacement costed separately depending on the number of boards required.

Finished stained wood floor in Stockwell

Frequently Asked Questions

Can you match replacement boards to an old floor?
We do our best to source a matching species and profile. Staining makes this significantly easier as the colour correction helps blend old and new boards. For floors where no stain is being applied, the match will be close but the replacement boards will be visibly newer until they age naturally.

Does staining a floor make it harder to maintain?
No. A stained and lacquered floor maintains exactly the same way as any lacquered floor. Sweep regularly, clean with a slightly damp mop and avoid harsh chemicals. The stain is sealed under the lacquer and is not affected by normal cleaning.

Is Stockwell covered by your service area?
Yes. We regularly work in Stockwell, Clapham, Brixton, Vauxhall and the surrounding areas of south London.

Project Overview

This was a challenging and rewarding wood floor renovation project in Stoke Newington. The floor was a wide-board solid wood installation that had seen years of heavy use and had received no professional maintenance in a long time. Several boards were damaged, there were open gaps throughout, and the surface finish had worn down to bare wood in places. The clients wanted the floor repaired, refinished and stained darker to match a recently updated interior. Our team handled the complete job from board replacement to final staining and lacquering.

Wood floor before repair in Stoke Newington

The Challenge

Wide-board floors are more demanding to work with than narrow-board floors. The boards move more with seasonal humidity changes, which means gaps are often wider, and the boards themselves are heavier and can be harder to remove and replace without disturbing adjacent boards. Sanding wide boards also requires more attention to keeping the machine flat and level across the width of each board to avoid dishing. Getting the stain to penetrate evenly across both old and new boards required careful surface preparation, particularly on the replacement boards which were newer and had a tighter grain.

Our Approach

  • Board replacement: Damaged boards were lifted individually and replaced with matching wide-board timber. New boards were secured with both adhesive and nailing for long-term stability.
  • Gap filling: All significant gaps throughout the floor were filled with a sawdust-and-resin compound mixed to match the board colour as closely as possible.
  • Sanding: A progressive sanding sequence from coarse to fine grit levelled the repaired areas and prepared the full surface for staining. Extra care was taken on the wide boards to avoid any dishing across the board width.
  • Grain preparation on new boards: New replacement boards were lightly abraded by hand before staining to open the grain and encourage even pigment uptake.
  • Staining: The agreed dark stain was applied and worked into the grain evenly. A second coat was applied to areas that needed more depth of colour.
  • Lacquering: Two coats of hardwearing lacquer completed the job, protecting the stain and producing a consistent surface finish.

Sanding and gap filling in progress in Stoke Newington

The Result

The transformation was considerable. What had been a tired, worn and gapped floor became a striking dark-stained wide-board floor that suited the updated interior perfectly. The repaired sections were not visible under the stain, and the gap filling had closed the most obvious gaps while leaving a natural look. The clients were extremely pleased with the result and described it as one of the best decisions they had made during their renovation. Sanding and refinishing a floor in this condition costs between £25 and £45 per square metre, with board replacement and gap filling costed based on the extent of work needed.

Finished stained wood floor in Stoke Newington

Frequently Asked Questions

Are wide-board floors harder to sand than narrow-board floors?
They require a bit more care, particularly around keeping the sanding machine flat across the board width, but they are not dramatically harder to work with. The main additional consideration is that wide boards move more with humidity changes, so gap filling needs to account for some residual seasonal movement.

How dark can you stain a wood floor?
You can go from a very light honey tone through to an almost black finish depending on the stain and the number of coats applied. We always do a test patch on an inconspicuous area or offcut before committing to the full floor so the client can see exactly what the finished colour will look like.

Do you cover Stoke Newington and north-east London?
Yes. We work regularly in Stoke Newington, Hackney, Islington, Dalston and the wider N and E postcode areas. Contact us to arrange a free survey and quote.
