FlooringFirst has been working in Maida Vale since 2004. We've restored floors in the mansion blocks along Elgin Avenue, Sutherland Avenue and Castellain Road, dealt with the particular challenges that building management companies impose in larger W9 buildings, and handled the full range of floor types the area throws up — from original Victorian parquet to the engineered floors fitted in more recently converted apartments. We use dustless sanding equipment throughout, which matters especially in buildings where communal areas and neighbouring flats are directly affected by what happens during the work.
If you live in Maida Vale and your wooden floor needs attention, there's a good chance it's one of the original herringbone parquet floors that run through so many of the area's Victorian mansion blocks and lateral conversions. These are some of the finest domestic timber floors in London — solid oak blocks, generously proportioned, laid in long hallways and reception rooms that were clearly built with quality in mind. They were also laid well over a hundred years ago, which means most of them have been sanded, varnished, carpeted, re-varnished and generally worked over many times across their lifetime. Getting one of these floors back to a genuinely good condition takes experience, patience and the right approach.
If your floor needs a survey, book a free visit, and we'll come out and take a proper look at it.

What we do in Maida Vale, W9
Parquet floors in Maida Vale
Maida Vale's mansion blocks were built at a time when parquet was the floor of choice for anyone who could afford quality — and a lot of what was installed then is still there today, often in better condition than you'd expect given its age. The blocks in these buildings are typically thick, solid oak, which means they have plenty of depth remaining even after multiple restorations over the decades. What they often do have is old varnish buildup, occasional lifting in areas that have experienced moisture, and gaps between blocks that have opened up as the timber has dried over the years.
Our parquet floor sanding service addresses all of this: we reglue or replace any lifted blocks, carry out full gap filling using the floor's own sanding dust mixed with resin, sand diagonally across the herringbone pattern to avoid cutting against the grain, and finish with your choice of lacquer or hardwax oil. For W9 mansion blocks, we also coordinate with building managers as needed and keep communal areas clean throughout.
Hardwood floors and floorboards in Maida Vale
Not every property in W9 is a mansion block — there are Victorian terraces and smaller period properties around Warwick Avenue and towards Little Venice that have solid pine floorboards or hardwood floors that need the same level of care. These floors respond very well to restoration. The main variables are board thickness, previous sanding history and whether there are any repair sections needed before the work can start. We check all of this at the survey stage and give you an honest view of what's involved before anything is agreed. Where boards need replacing, we source reclaimed seasoned pine matched as closely as possible to the existing floor.
Engineered floors in Maida Vale
The more recently converted apartments in Maida Vale — particularly those that have been refurbished in the last fifteen to twenty years — often have engineered wood floors, sometimes laid over underfloor heating. These need a more careful approach: the wear layer is typically only a few millimetres thick, which means there's no margin for guesswork. We measure the layer, check the subfloor moisture, and only proceed with sanding when the floor is genuinely suitable for it. If it isn't, we'll tell you that at the survey rather than find out when the machine is already running.

A few reasons to choose us
We've been working in this part of London for over twenty years. We carry full public liability and treatment risk insurance, every job is covered by a Floor Service Guarantee, and we're available six days a week for free home surveys. We give you an itemised quote so you know exactly what you're paying for before any work starts. And if something unexpected comes up during the job — which occasionally happens with older floors — we call you and discuss it rather than just getting on with it and adding it to the bill.
Commercial work in Maida Vale
Maida Vale isn't a particularly commercial area by nature, but there are local businesses along Elgin Avenue and Shirland Road — cafés, small shops, a handful of professional practices — whose floors need periodic restoration just like any residential property. We provide commercial floor sanding services for businesses of all sizes in W9, working around trading hours where needed, and using commercial-grade finishes rated for heavier daily use than standard domestic lacquers. We work with offices, retail units, restaurants and cafés, schools and community buildings. Method statements and insurance documentation available on request.
Featured project — Solid oak floor restoration in Maida Vale, W9
This one is worth telling properly. We got a call from a client on Elgin Avenue whose solid oak floor had been under carpet since at least the early 2000s. He knew there was a floor under there but had no idea what condition it was in — his predecessor had laid the carpet and he'd lived with it ever since.
When we lifted the carpet, the floor was oak, broadly sound structurally, but with a problem: old pet stains, dried in and deep, spread across a significant area of the main room. The previous owner had apparently had a dog that had accidents regularly over many years and had eventually decided the simplest solution was carpet rather than restoration. The client was understandably a bit taken aback when we lifted it.
Here's the truth about old pet stains on oak: they're among the hardest things we deal with. The urine penetrates the grain of the timber, and once it's dried over years it doesn't simply sand out — it goes deeper than the surface finish and into the wood itself. We stripped back the old finish and ran the floor through the sanding process. Most of the staining came out. Some of it, in the most saturated areas, didn't — even after taking the floor down further than we'd normally go. Those boards had to come out and be replaced with reclaimed oak planks matched in width and grain to the rest of the floor.
Once all the affected boards were replaced and the full floor was sanded and level, we sealed it with Bona Mega in a satin finish — a reliable, low-odour water-based lacquer that suited the space well and gave the restored oak a clean, natural appearance. The whole job took three days. The client told us he wished he'd called sooner. We understood — it was a genuinely good floor once it was done.

Frequently asked questions
How long does floor sanding take in Maida Vale? Most jobs take one to two days for a single room. Parquet with repairs and gap filling typically takes two days. Larger or more complex projects — like whole-flat restorations with board replacements — usually run three days. We give you a realistic timeline in the survey.
Do you offer free site visits in Maida Vale? Yes — free, no-obligation surveys throughout Maida Vale, Little Venice and Warwick Avenue. Your surveyor comes out in person, assesses the floor properly, and provides a written quote within 24 hours.
Do you coordinate with building management in Maida Vale mansion blocks? Yes, this is routine for us in W9. We carry full insurance documentation, can provide method statements and risk assessments for managing agents, and work within agreed service hours where the building requires it. Our dustless equipment keeps communal areas clean throughout.
Can old pet stains be removed from oak floors in Maida Vale? Often yes, through sanding — provided the staining hasn't penetrated too deeply into the timber. In cases where it has, the affected boards need to be replaced rather than sanded through. We assess this honestly at the survey stage and won't tell you the floor can be saved if it can't. The project above is a good example of how we handle it when replacement is needed alongside restoration.
Is hardwax oil or lacquer better for a parquet floor in a Maida Vale mansion flat? Both work well on parquet. Lacquer such as Bona Traffic or Loba 2K gives harder, longer-lasting protection with less maintenance — better for hallways with heavy footfall. Hardwax oil from Osmo or Bona gives a more natural feel and is easier to spot-repair if a section gets damaged, but needs re-oiling periodically. For Maida Vale lateral apartments where the hallway parquet takes the most traffic, we generally lean toward lacquer — but our surveyor will advise based on your specific floor and how you use the space.

Local Project: Solid Oak Restoration and Sealing with Lacquered Satin Finish in Maida Vale in Maida Vale — 1 September 2010
Do you know what is so great about hardwood oak flooring? It is beautiful, stable and very durable. This is the most popular type of wood flooring and we found it surprising that someone had decided to hide such a fine thing under a carpet. However, this was exactly what happened.
Wooden floors covered by carpets are like unopen Christmas presents – you are never sure what are you going to find below. The thing is that when people cover something like that, they usually do it to hide something. Seems that indeed, this was the case. At some point the owner of the house had an old dog which had accidents from time to time. The dog eventually passed out and the owner, unwilling to spend money on sanding the floor, decided to cover it with carpet.
A few years later, the owner decided he is willing to allow someone to restore his floor and called us. The problem with old pet stains is that they are incredibly hard to remove, especially if they had the time to fully dry. In this case, the stains had years to do exactly that. Even a floor sanding was not enough to remove some of the more persistent stains entirely and we had to replace some of the planks. We stripped the oak of its old finish and applied a few coats of Bona Mega with satin sheen. It took us three days to get the job done and client even said he is sorry he did not call us earlier. He seemed to enjoy the result and so did we.
